Three products for the Swiss and German real-estate industry — discreet, data-sovereign, tenancy-law-aware.

The Swiss real-estate industry is small, well-connected and heavily regulated. Anyone building software for this market cannot avoid three characteristics: a strict tenancy law in the Swiss Code of Obligations (OR), a pronounced culture of discretion in the higher-end transaction segment, and a growing sensitivity to data sovereignty.

In the upper property segment a fourth characteristic applies: transactions deliberately do not take place in public. Buyers and sellers in this area expect tools that structurally secure this discretion rather than merely promise it.

Why we are active here

We have worked for years with real-estate fiduciaries, private landlords and commercial owners across the DACH region. Out of this work has come the observation that the industry has two software camps: large international cloud providers with all the conveniences and all the compliance burdens that follow — and a number of small, often technically outdated niche solutions. In between, there is no stand for tools that are professionally sound and at the same time hosted in Switzerland.

Our three products occupy precisely this gap. They are not intended for every market participant, but for those who want to keep their data under their own control and for whom Swiss tenancy law and Swiss transaction culture are not an appendage, but the core of their business.

Swiss regulatory context

The Swiss Code of Obligations (OR) governs tenancy relationships in Articles 253 to 274g. In particular, the provisions on early termination of the contract (Art. 264 OR), on notice periods and on the deposit of rent are bound by form and are consistently examined before conciliation authorities. Our landlord and tenant products follow these requirements strictly — and, for reasons of discretion and ethics, are organisationally fully separated from one another.

In the transaction sphere, the revised Swiss Federal Act on Data Protection (revFADP) additionally applies to the processing of personal data of buyers, sellers and tenants. Swiss hosting here is not a marketing attribute, but a legal simplification.
