Trygva

Trygva is the landlord side of our two tenancy-law platforms. It bundles the recurring tasks of a private landlord or a small property management: vetting applicants, issuing contracts under the Swiss Code of Obligations, conducting communication with tenants in a structured way. Trygva is fully separated organisationally and operationally from Suchbemühungen, our tenant platform.

Trygva structures the work of landlords in the Swiss residential market. The focus lies on the three phases that cause the most effort in a landlord’s everyday life: applicant selection, contract conclusion and ongoing communication during the tenancy. Trygva places these phases in an orderly course without forcing the landlord into cloud lock-in or non-transparent third-party providers.

For whom

The platform is aimed at private landlords with a few flats, small property management firms without large software budgets, and family foundations with their own real-estate holdings. Large institutional administrators are not the primary target — for them, sector solutions with different requirements already exist.

What it does

  • Applicant pre-screening with extracts from the Swiss debt-collection register, reference requests and structured comparison of several prospects
  • Tenancy-agreement generator with templates that take account of the Swiss Code of Obligations and cantonal particularities
  • Communication hub for ongoing tenancies with an audit trail, so that every message can later be traced
  • Handover records for flat handovers and returns
  • Data storage exclusively in Switzerland, compliant with the revised Swiss Federal Act on Data Protection

Why it exists

In Swiss tenancy law much is bound by form and by deadlines. Landlords who manage on a part-time basis often make small mistakes that later become expensive before the conciliation authority. Trygva grew out of the observation that there is well-established landlord software for large administrations, but little of use for those who manage two to twenty flats.

Ethical separation

We also operate the tenant side of the same topic with Suchbemühungen. Both platforms run in separate data sets, with separate teams for operational support and with separate external communications. We make this separation public because it is part of the substance of both products.
